Effy Li is the principal founding solicitor and a Notary Public at Brightstone Legal. She focuses her legal practice on property and business transactions, advising local and international clients on interstate and cross-border acquisitions, disposals, and foreign investment in the Australian real estate market. She has extensive experience in a broad range of property matters, including residential conveyancing, commercial property purchases, off-the-plan projects, land subdivisions, mixed-use developments, and large-scale project delivery. Effy regularly acts for property developers, overseas investors, high-net-worth individuals, and first-home buyers, ensuring each matter is handled with precision, compliance, and commercial awareness.
Effy provides strategic legal support from acquisition structuring and contract negotiation to settlement and compliance with FIRB and local government requirements. Her familiarity with real estate joint ventures, funding arrangements, and staged development schemes adds further value to clients involved in complex property ventures.
In commercial matters, Effy acts for business owners, SMEs, and investors in business and company sales and acquisitions, shareholder and partnership agreements, loan arrangements, franchises, and commercial leasing. Her commercial insight and client-centric approach allow her to deliver clear, strategic legal advice that supports business growth and risk management.

Before establishing Brightstone Legal, Effy studied law in China and accumulated experience advising on outbound investment. She has worked with major Chinese state-owned enterprises, including providing legal advice on corporate restructuring and investment into Australia by a large Chinese oil and gas group. Her cross-jurisdictional experience and bilingual legal background give her a unique advantage in facilitating seamless transactions between Australian and Chinese markets.
